The Gestimate uses local MLS data to give you a data-driven range. It pulls active, pending, and sold comps within 10 miles of your property and calculates a price per square foot range. However, it can't account for condition, upgrades, or unique features — that's why an agent visit is always the best next step.
What data does the Gestimate use?+
We pull directly from the Lenawee County Association of REALTORS® (LCAR) MLS database through the Paragon API. That means real local data, not national averages or Zestimates™ from outside Michigan.
What if my address isn't found?+
The search looks up your address through OpenStreetMap geocoding and tries to match it against MLS records. If the MLS doesn't have your property, you can still get an estimate by entering your home details manually (beds, baths, sqft, condition, and your estimated value range).
Can I get a formal appraisal instead?+
